How do I schedule a tour of the community?
Tours may be scheduled through our property website, by calling the leasing office, or by visiting during office hours.

What income requirements do you have for applicants?
Applicants must earn at least three times the monthly rent.
What is your Application Fee?
$50 per applicant.
What is your Administrative Fee?
Our administrative fee is $250 per unit
Do you require a security deposit, and if so, how much?
Yes. A $500 security deposit is required with approved credit. Based on the credit application, the maximum security deposit may be up to 1.5 times the monthly rent.
Do you accept co-signers or guarantors?
Yes.
Do you allow subletting or lease transfers?
No. We do not currently allow subletting or lease transfers.
Do you require Renters Insurance? If so, up to what amount do you require coverage for?
Yes. Residents are required to maintain renters' insurance with $100,000 in liability coverage.
When is rent due each month?
Rent is due on the 1st of each month and is considered late after the 2nd.
What is the late fee policy for rent payments?
A $50 late fee is charged on the 2nd, plus $10 per day thereafter.
What forms of payment do you accept for rent?
Online payments through the Resident Portal, personal checks, cashier's checks, and money orders.
What utilities are required in the rent?
A monthly Utility Recapture fee applies: $135.00 for studio apartments and $155.00 for one-bedroom apartments.
What appliances are included in the apartment?
Gas range, microwave, dishwasher, refrigerator, and a washer/dryer combo in one-bedroom apartments.
Are washers and dryers included, or is there a laundry facility?
One-bedroom apartments include a washer and dryer. An on-site laundry facility is also available for all residents.
What amenities are available for residents?

Is parking available, and is there a monthly fee?
Yes. Covered parking is available at no additional cost.

No, we do not currently offer EV charging stations.
Do you have a dog park or pet stations?
Yes. A dog park is available.
Do you have package lockers or package delivery services?
Package lockers are available but are not currently in service. The leasing office can accept packages upon request.
Do you have on-site maintenance, and how do I request a service?
Yes. On-site maintenance is available, and service requests may be submitted through the resident portal or at the leasing office.
Are there any community events for residents?
Yes. We periodically host resident events throughout the year. Please contact the leasing office or check community communications for information about upcoming events.
Is there a preferred employer or student discount program?
No. We do not currently offer a preferred employer or student discount program.
